The two organizations signed a Memorandum of Understanding (MOU) on September 8, formalizing a partnership focused on homebuyer education, seller preparation, initial buyer guidance and planned homebuyer programs.
The goal is straightforward. Help qualified Filipino buyers understand their financing options and connect them with selected Pag-IBIG-accredited SMDC properties.
For homebuyers who have spent years saving for their own place, this could provide a clearer starting point.

What Does the SMDC and Pag-IBIG Partnership Mean for Homebuyers?
The partnership brings selected SMDC residential projects together with additional guidance on Pag-IBIG housing financing.
SMDC sellers are being trained to handle initial questions about Pag-IBIG financing. The company is also developing frequently asked questions and has established an SMDC x Pag-IBIG Helpdesk where prospective buyers can ask about participating properties, request indicative computations and learn about the basic documents they may need.
That means buyers can start with practical questions such as:
- Am I potentially qualified for Pag-IBIG financing?
- Which SMDC properties accept Pag-IBIG financing?
- How much should I prepare?
- What documents do I need?
- How does the Pag-IBIG housing loan process work?
- What should I do next?
The partnership does not replace Pag-IBIG Fund’s assessment process.
Pag-IBIG Fund remains responsible for determining borrower eligibility, property appraisal, the actual loan amount and final loan approval, based on income, capacity to pay and applicable program rules.
Pag-IBIG Housing Loan Can Reach Up to ₱10 Million
One reason the partnership comes at an interesting time for prospective buyers is Pag-IBIG Fund’s current housing loan ceiling.
Qualified borrowers can apply for Pag-IBIG Housing Loans of up to ₱10 million, with repayment terms reaching up to 30 years, subject to Pag-IBIG Fund’s applicable requirements and assessment.
For qualified socialized housing borrowers, a subsidized 3% interest rate is available.
For members purchasing homes above the socialized housing ceiling, promotional rates are currently offered at:
- 4.5% for loans up to ₱4.9 million
- 5.75% for loans above ₱4.9 million and up to ₱10 million
The promotional rates stated in the announcement are available until December 31, 2026, subject to the applicable Pag-IBIG Fund rules and qualifications.
That does not mean every borrower will receive the maximum loan amount or promotional rate.
Your approved loan depends on factors such as income, capacity to pay, property appraisal and Pag-IBIG Fund’s lending requirements.

Selected SMDC projects are currently Pag-IBIG-accredited, giving qualified members additional residential options to consider.

Coast Residences in Pasay City
For buyers looking at condominium living in Pasay City, Coast Residences is among the SMDC projects currently available for Pag-IBIG financing.
Spring Residences in Parañaque City
Spring Residences in Parañaque City is another participating SMDC project listed under the partnership.
Hill Residences in Quezon City
Homebuyers searching for an SMDC property in Quezon City can also consider Hill Residences, which is among the projects currently accredited.
SMDC Cheerful Homes 1 and 2 in Pampanga
For buyers looking beyond Metro Manila, SMDC Cheerful Homes 1 and 2 in Pampanga are also included among the participating projects.
SMDC said additional projects in Makati City, Mandaluyong City and Pasay City are undergoing accreditation. These properties are expected to be announced after the accreditation process is completed.

The SMDC x Pag-IBIG Helpdesk is intended to provide a clearer starting point.
Prospective buyers can inquire about participating SMDC properties, get indicative computations and learn about basic financing requirements.
This is particularly useful for first-time homebuyers who may not know where to begin.
The helpdesk does not approve housing loans. Pag-IBIG Fund makes the final assessment and approval based on its own requirements.
Why the Partnership Matters to OFWs
For overseas Filipino workers, planning to buy a home can be difficult when the property and family are thousands of kilometres away.
SMDC is preparing housing caravans and roadshows in selected locations in the Philippines and overseas to bring information about participating properties and Pag-IBIG financing closer to Filipino workers.
For OFWs, this could mean getting information about available housing options while abroad instead of waiting until their next trip home.
It also gives families another opportunity to start discussing practical questions around location, budget, financing and the type of home they need.
The Bigger Goal: More Filipinos Becoming Homeowners
The SMDC and Pag-IBIG Fund partnership also supports broader housing efforts involving the Department of Human Settlements and Urban Development (DHSUD) and the private sector.
DHSUD Secretary Jose Ramon P. Aliling, who also chairs the Pag-IBIG Board of Trustees, said government and private developers need to work together to expand access to homes that match the needs and budgets of Filipino workers.
SM Prime and SMDC President Jeffrey C. Lim likewise described homeownership as something that requires cooperation among government agencies, financing institutions and property developers.
For buyers, the practical takeaway is simple.
Financing is only one part of buying a home.
You also need the right property, location, space, payment capacity and financing terms for your situation.
